Home builder marketing in Japan – more inquiries from your works and open houses
Many Japanese home builders (工務店) still rely on referrals and flyers, so inquiries rise and fall from month to month. Today's buyers compare dozens of past projects online and visit an open house before they choose who to talk to. This page explains how works pages, event landing pages, SEO, MEO and ads fit together to bring brochure requests and open-house bookings.
- Free demo – decide after you see it
- By message, in Japanese or English
- One person from demo to launch

What buyers look for when choosing a builder
A custom home or major renovation can take six months to a year or more to decide. During that time, buyers save homes they like on Instagram, search for builders by area and read websites closely. Home builder marketing works best when you treat it as a system that makes buyers think "let's talk to this company" at some point in that long journey.
When they compare builders, buyers usually want to check:
- Has the builder actually built homes like the one they want? (works)
- What kind of home fits their budget? (price guide)
- How does the company think about insulation, materials and performance?
- Who are the owner and staff on site, and how much support do they give?
- Can they see a real home at an open house or model home?
Any question your website cannot answer is a place where inquiries leak. Open your own site on a phone and check how quickly a buyer would find each answer.
A builder website that can carry your marketing
SEO and ads only pay off if the site they lead to turns visits into brochure requests and bookings. Check these elements before you spend on traffic:
- Works: large photos, filters by style and budget range
- Process: steps and timing from first meeting to handover
- Price guide: how you price per tsubo or per home, what standard specs include
- People: faces and words of the owner, carpenters and designers, plus your service area
- Clear actions: open-house booking, brochure request and consultation buttons that are easy to tap on mobile
Mobile matters most here – buyers often browse projects on their phones in the evening or on weekends. For the full site setup, see website design for home builders.
We show your works and booking paths in a free demo made with your own photos.
Works pages that turn browsing into inquiries
The works section is usually the most-read part of a builder's site and a strong entry point from search. Give each project a short story – who the family is, what mattered to them and how you built it – so readers can picture their own home.
- Basics: city, floor area, layout, structure, build time
- Photos: exterior, living area, kitchen and bath, storage and details, bright and large
- The request: what the family asked for – chores flow, warmth, budget
- Your answer: design and material choices that met the request
- Next step: a link to a similar open house or a brochure request
Tag projects as single-story, two-generation or garage homes so buyers can browse by type; combined with your area name, these pages also match local searches. Adding even one project a month builds lasting traffic. Always confirm with the owners which photos and location details you may publish.

Open-house landing pages that fill booking slots
Completed-home tours, structure tours and planning consultations are your best chance to meet buyers face to face. Give each event its own landing page so ads and social posts have a clear place to send people.
- Put the date, place, highlights and booking button in the first screen
- Show the floor plan and photos so the highlights are concrete
- List time slots, visit length, parking and whether children are welcome
- Keep the booking form short: name, contact and preferred time
- Send a confirmation email and a reminder the day before
Once one template exists, the next event only needs new photos and dates. Our landing page production guide covers the structure in detail. Track completed bookings as a GA4 conversion so you can compare which channels bring visitors.
Send the date and a few photos, and we will build a free demo of a page made for bookings.
SEO, MEO and ads: what each one does
It helps to split channels into those that build up over time and those you can switch on now, and give each a clear job.
- SEO: answer searches like "area + custom home" or "single-story floor plans" with works pages and articles. It takes months, and the results stay
- MEO: keep your Google Business Profile active with photos, hours and project posts so you appear in map results, and reply to reviews with care
- Search ads: run area-targeted Google Ads before each open house and send clicks to the event page. Easy to test with a set budget and period
- Meta ads and Instagram: photos travel well here, reaching people who have not started looking for a builder yet
In ad copy, unsupported claims like "No. 1 in the area" or prices that differ from reality can breach Japan's Act against Unjustifiable Premiums and Misleading Representations. The rules are updated from time to time, so check the latest guidance from the Consumer Affairs Agency. For running campaigns, see search ads management.

FAQ
Does the free demo cost anything?
No. Building the demo is free. We use your current site and a few project photos to show a home page or open-house page. If you decide not to continue, there is no cost.
What happens if we do not go ahead?
Nothing – the conversation simply ends, with no follow-up sales pressure. You can still use the structure proposal from the demo for your own planning.
What do we need to prepare?
Your current site address, logo files and photos of a few past projects are enough to start. If an open house is coming up, send the date and what makes the home special. If photos are limited, we settle the structure first and send a clear list of materials.
How soon can marketing start?
We reply to every message within two business days and build the demo once we understand your needs. Event pages and ads can move fairly quickly, while SEO typically takes several months. We cannot promise inquiry numbers or rankings, so we measure and improve step by step.
You are not based in Japan – how do meetings work?
We work by message, in Japanese or English. You look at the demo and send comments in writing whenever it suits you, even between site visits or in the evening. Photos and documents can be shared the same way.
Can we keep our current site and add only an open-house page?
Yes. Many builders keep their existing website and add dedicated pages for open houses and consultations as a landing spot for ads and social posts. If you renew the full site later, the page design carries over.
