Guesthouse website in Japan – bilingual, with direct booking beyond Airbnb

When almost every booking comes through Airbnb or another OTA, your income depends on their commission and their rules. A website of your own, in Japanese and English and with a direct booking option, lets you keep repeat guests and referrals for yourself. This page covers what a guesthouse or minpaku website needs, how direct booking works, how to write for overseas guests and what to check before launch – and how UNANOBO starts with a free demo.

  • Free demo – decide after you see it
  • By message, in Japanese or English
  • One person from demo to launch

FREE DEMO

Your guesthouse website – free demo

Send us your Airbnb or OTA listing link. We build a free bilingual demo of your official site from your photos and details, and you decide after seeing it.

  • A Japanese and English demo from your photos
  • Check the booking flow on computer and phone
  • A plan for direct booking and next steps

A phone number or an email address is enough – whichever suits you.

Why a guesthouse website in Japan is worth having

OTAs like Airbnb and Booking.com are essential for being found by travelers abroad. Their fees typically take somewhere around 10–20% of the booking value, and they decide how you rank and what the rules are. Your own website sits next to them as the home base of your property.

With an official site, you stop losing bookings in moments like these:

  • A past guest searches your property name for their next trip and books direct
  • Someone who found you on social media wants to check the official details first
  • A traveler finds you on Google Maps or searches your name plus the area
  • A group, a long stay or a whole-house booking needs a conversation an OTA cannot handle

Look at where your bookings came from over the last six months. If a fair share are repeat guests or referrals, a direct booking channel is clearly worth it. For larger traditional inns, see also ryokan website design.

What to show on a minpaku or guesthouse site

The information that turns visitors into bookings is the information that removes doubts before the stay. Alongside good photos, cover these points and you will answer far fewer messages:

  • Rooms and facilities: layout, number and type of beds, capacity, kitchen, washing machine, Wi-Fi
  • How pricing works: per night or per person, cleaning fee, changes by length of stay or group size
  • Getting there: directions from the nearest station, a photo of the entrance, parking
  • Check-in: hours, self check-in steps, how keys are handed over
  • House rules: noise, garbage sorting, smoking, cancellation policy
  • The neighborhood: places to eat, a local sento, sights and seasonal tips
  • Licensing details: your minpaku notification number or inn license, depending on how you operate

Photos of the entrance and the check-in steps alone cut down questions from overseas guests a lot. Make a list of the photos you have and the questions guests ask most – that list is most of your site structure.

Setting up direct booking: engine, calendar sync, payment

The core of a lodging website is a booking path that just works. If you sell both on OTAs and on your own site, you also need to prevent double bookings.

  • Booking engine: shows availability and prices and confirms the booking on the spot
  • Calendar sync: connect to Airbnb and others via iCal, or manage inventory in one place with a channel manager
  • Online payment: card payment up front, with cancellation and refund terms stated clearly
  • Confirmation emails: sent automatically in Japanese and English, with the address, check-in steps and contact details
  • A reason to book direct: a welcome drink, a later check-out or another small perk only on your site

With only a few rooms, a simple booking form plus calendar sync is often enough; the right setup depends on your size and how much you want to manage. We compare the options in hotel booking systems.

Writing for overseas guests

For many guesthouses most guests come from abroad. The English pages work best when they follow the order in which travelers look for information, so it pays to restructure them for that reader.

  • Show location, capacity and walking time from the station on the first screen
  • Explain Japanese home habits – shoes off, sleeping on futons – with photos
  • Show prices in yen and state clearly whether tax and cleaning are included
  • Offer WhatsApp or another channel overseas guests already use, next to email
  • Put the language switch where it is easy to find on a phone

Whether you also need Chinese (traditional or simplified) or Korean is easiest to decide by looking at where your past guests came from. For the wider picture, see websites for inbound tourism.

Before launch, and getting bookings after it

Run through these checks before going live. Rules for short-term rentals and inns are revised from time to time, so confirm the current requirements on the Japan Tourism Agency's minpaku portal or with your local authority.

  • Your notification or license number and operator contact details are correct
  • Guest registry and ID checks at check-in are explained
  • You have tested booking, payment and the confirmation email on a phone
  • Your Google Business Profile links to the site and has recent photos
  • GA4 or similar tracking shows which channels bring direct bookings

After launch, bookings grow through your Google Maps presence, replies to reviews and seasonal updates. Google's hotel search can also show your direct price if your booking engine supports it. Small, steady work here raises the share of direct bookings over time.

FAQ

What do I need to send for the free demo?

The link to your Airbnb or other OTA listing is enough, or your photos plus the basics: location, rooms and capacity. We build a demo centered on the home page in Japanese and English. You decide whether to continue after seeing it.

Does the demo cost anything if I decide not to go ahead?

No. The demo is free, and there is no charge if you stop. Feedback on what you liked or did not like is welcome but not required.

Do I have to leave Airbnb?

No, keep your listings. OTAs are a good way for new guests to find you, while your own site takes repeat guests and referrals. With calendars synced, selling on both does not lead to overlapping bookings.

How long does it take to launch?

For a guesthouse with one or two buildings and photos and text ready, around a month is typical. The booking engine and the number of languages can shift that. After the demo you get a concrete plan and estimate.

I live outside Japan. Can we work only by message?

Yes. UNANOBO works remotely and everything runs by message, in Japanese or English. That also works well if you run the property with a management company.

Do I need to write the English text myself?

No. Give us the information in Japanese or English and we shape the English pages for overseas guests. Details where accuracy matters, like house rules and check-in steps, are checked with you before launch.
